Camino de Santiago The Primitive Way of Saint James is a World Heritage Site (2015). The oldest Way of St. James is today a route of great beauty and demanding layout. The Primitive Way follows in the footsteps of the first pilgrim. At the confluence of the two variants of this route, one to Fonsagrada, Lugo, and the other to Puebla de Burón, is this property full of possibilities: a real opportunity. The Primitive Way, prior to the COVID pandemic, registered an annual increase in traffic of approximately 10%. Why is it an opportunity? Its location is privileged. Not only because it is on the edge of the Primitive Way, but also because it is in an area with multiple attractions. Fonsagrada, in itself, is a town of enormous interest. It is one of the most beautiful in Galicia, on the border with Asturias. And it is only 1 km from the property. But there is more. Many pilgrims decide to spend more than one day in Fonsagrada to be able to do both routes, as Puebla de Burón has a very attractive old fortress. Fonsagrada. As you can see in the photos, the house marks the fork of two branches of the route, marked by the corresponding stone milestones. This is a great advantage, since all pilgrims entering from Asturias have to reach this particular point. Its amplitude and characteristics make it the perfect base for a tourist business, specifically, a pilgrim hostel. The house has 161 m2 per floor. It has two floors plus the attic. In total, 485.73 m2. Inside it is completely open plan, which is an advantage when it comes to creating a distribution suited to the needs of the new owners, and is ready to start the work immediately. A building licence from the town hall has been granted and paid for, amounting to just over 11,000 euros. The property has mains water, mains electricity and good mobile voice and data coverage. The necessary documentation and permissions have already been granted. Refurbishment project has all the necessary paperwork approved by Patrimonio (Patrimony), which is complicated for buildings in the middle of the Camino. If the new owners decide to go ahead with this project, there would be no problem with the official entities involved. In addition, this project has many elements to qualify for a grant from the Rural Development Groups (GDR) as it meets many of its premises for being a disadvantaged area, rural …. It has a project of transformation into a pilgrims’ hostel. The project consists of a rehabilitation of the house to get more height and change the waters of the roof from four to two to achieve three floors that would be divided into seven fairly spacious apartments, a small bar and a picnic area on the plot. The project would not include the current brick porch, as Patrimonio does not allow this type of volume. On the plot there would also be a picnic area for the customers of the bar. On the ground floor would be the bar with a three-room flat and a large kitchen. This could be the owners’ living quarters. The excavation of a well is included in the project. This project is approved by Patrimonio to change the roof to a gable roof instead of a hipped roof. During this approval process, the most laborious part was to adjust to all the conditions imposed by Patrimonio. But it was achieved. The mountain bike routes have a place of reference here. Annually, the so-called Ruta dos Lobos (Wolves’ Route) – with more than 600 participants in its previous editions – is an extra attraction for the region. These mountain bike routes have been set up in Fonsagrada: they are an attraction for many sportsmen and women who come to spend the weekend. The project for the transformation of the property includes the possibility of renting bicycles, both electric and conventional, and having a bicycle washing and conditioning area on the plot. Taking all of the above into account, the price is more than reasonable: it is a real bargain.
