Spacious country house/villa in Flix (Ribera d'Ebre) with approximately 400 m² of living space, situated on a 2.6-hectare estate with excellent access from the C-12 motorway and a private road. The property is spread over two floors. The ground floor comprises a spacious entrance hall, a large, fully equipped kitchen with access to a large terrace with a barbecue, a very spacious dining room with a fireplace, four double bedrooms, one of which is an en suite, and two full bathrooms, one with a shower and the other with a bathtub. Adjacent to the ground floor is a large indoor swimming pool of approximately 100,000 liters and a covered area of approximately 100 m². The first floor comprises a spacious entrance hall, three furnished double bedrooms, a full bathroom, and fitted wardrobes. Heating is provided by heat pumps. Adjacent to the house are two garages with space for five cars. Outside, there is a garden with a pergola and a covered picnic area. There are two water tanks, one with a 4,000-liter capacity and the other with 48,000 liters, automatic irrigation, electricity, a chicken coop, a dog kennel, and an orchard with various fruit trees. The house has wooden finishes, is very bright, and is situated in a quiet area. The rest of the property, which also has irrigation, contains approximately 500 Arbequina olive trees and 500 almond trees in production. Located just a few kilometers away, Flix is a lively village with 3,340 inhabitants. It sits within a loop formed by the Ebro, the largest river in northern Spain. This waterscape is ideal for kayaking, boat trips, and fishing (particularly for massive catfish and carp). A large reservoir (*pantano*) ensures a reliable water supply for Flix and the surrounding area. The Sebes Nature Reserve borders the village directly; it is one of the most important wetland areas in the Terres de l'Ebre region, featuring wooden walkways, bird-watching hides, storks, and wild horses. Various hiking and cycling routes start right from the village, including the famous long-distance GR-99 trail that follows the course of the Ebro. The medieval village itself lies next to a 19th-century castle and is renowned as the last stronghold of the Republican army at the end of the Spanish Civil War. A little further afield lies the Priorat region, characterized by a lush, mountainous landscape ranging in altitude from around 400 meters to over 1,200 meters in the Serra de Montsant—a destination that draws climbers from across Europe. An occasional day at the beach is also easily manageable from this country house; the Costa Dorada—named for its rocks that glow gold at dawn—can be reached by car in just over an hour. Here, alongside sandy beaches, one finds numerous *calas* (coves) where it is possible to enjoy peace and quiet by the sea, even during peak season.
